Community Center HVAC and Lighting Upgrades

The Burien Community Center Heating, Ventilation and Air Conditioning (HVAC) and Lighting Upgrades Project will improve the energy efficiency and sustainability of the building by replacing the existing HVAC system with a modernized high efficiency system and replacing all existing fluorescent lighting with light emitting diode (LED) energy efficient lights.

Project Overview

This project will decommission the existing fan coil heating, ventilation, and air conditioning (HVAC) system, gas-fired boilers, and air-cooled chiller that are original to the building (1970) and at their end of service life.  The existing system will be replaced with a new Variable Refrigerant Flow (VRF) and Dedicated Outdoor Air (DOAS) HVAC system. Existing fluorescent lighting systems throughout the building will be replaced with new LED lighting equipment. These upgrades will result in lower utility use and cost along with improved building system performance and occupant comfort.  The anticipated energy cost savings will be approximately $9,150 a year.  These energy efficiency improvements will reduce the building’s carbon dioxide emissions by 42,586 pounds per year.

Funding

This project construction and administration will cost $1,803,046 and is funded by City of Burien ($523,141) and by grant sponsors: King County Parks ($500,000), King County Community Development Block Grant funding provided though the U.S. Department of Housing and Urban Development ($173,823), and the King County Parks Levy allocation to Burien ($606,082).  

Project Status/Current Updates

  • Contractor mobilization week of September 26, 2022
  • Demolition activities begin September 30, 2022

Closure and Disruptions

Minor construction noise is expected within the facility throughout the day.  No major disruptions to programs are anticipated. 

Project Timeline

This project begins September 2022 and is scheduled to be completed by December 2022.
