The Northeast Redevelopment Area (NERA) near the airport
The City Council approved new zoning and design standards in 2003 for the NERA to assist developers in packaging land for businesses that are compatible with aircraft noise.Ý This 160-acre area lies adjacent to Sea-Tac International Airport and near the flight path of the second and the proposed third runway.
Uses in this area could include air cargo facilities, rental auto agencies, offices, high tech industry, light industry, and convenience markets and restaurants serving the employees in the area. A foreign trade zone designation in this area could also provide benefits to certain businesses.
The city hopes to attract developers whose projects will benefit from being close to the airport. The planning facilitates access to the airport support areas and offers quality-controlÝthrough design guidelines for a coordinated, well-landscaped business park.
The new zoning and design standards will facilitate individual developersÌ acquiring a minimum of a two-acre parcel for their projects. A rezone and a development agreement will be used to approve projects. The city especially welcomes development that will employ people as well as make good economic use of the land.Ý The Port of Seattle has already purchased some land here as part of its second and third runway buyouts.

Upgrading 1st Avenue South - Project Description
|
The 1st Avenue South project, from SW 146th to SW 162nd is nearing final design completion and is scheduled to begin construction in early summer. The project will widen 1st Avenue South to provide dual left turns from southbound 1st Avenue South to eastbound SR-518 and south and northbound 1st Avenue to east and westbound SW 160th Streets.Ý The project will also be installing new signals and revising traffic signals at SW 148th, SW 150th, SW 152nd, SW 156th and SW 160th Streets to improve traffic flow and increase roadway safety.
During the construction of the roadway and utility improvements, the City will be working with Discover Burien and adjoining businesses to reduce impacts that are associated with the construction of the improvements. Discover Burien will be delivering a weekly update. These weekly updates will include information on what is going on with the construction, where it is and how it might effect businesses.
